Below, I’ve ranked Toronto’s districts and the GTA’s towns by their typical detached-house price and their typical condo apartment price, using the official August 2026 MLS® Home Price Index benchmarks from the Toronto Regional Real Estate Board (TRREB). Each area links to my neighbourhood guide, so you can dig into streets, schools, transit and costs.

Most affordable Toronto areas for a detached house
These are the ten Toronto districts with the lowest detached-house benchmarks. Scarborough and north Etobicoke dominate, offering houses for hundreds of thousands less than the city average, often with subway, LRT or GO access.

My take: Scarborough’s E08 and E10 districts (Guildwood, Cliffcrest, West Hill, Highland Creek) are especially good value for families, with larger lots, bluffs and ravines, and GO train access. Mount Dennis (W04) now has Line 5 Eglinton, which opened in February 2026.
Most affordable GTA towns for a detached house
Outside Toronto, the lowest detached-house benchmarks are in Durham Region and Simcoe County. Many of these towns offer GO access or are within an hour of the city, and several are on Lake Simcoe.

My take: for commuters, Oshawa and Ajax combine lower prices with GO train stations, and Clarington is close to Oshawa GO and Highway 407, while Brock, Innisfil and Georgina suit buyers who work from home or want the Lake Simcoe lifestyle.

My take: the lowest-priced condo buildings often have higher maintenance fees or upcoming repairs. Always compare the status certificate, reserve fund and monthly fees, not just the price. I’m happy to review them with you.
How to find real value, not just a low price
- Compare total monthly costs: mortgage, property tax, condo fees, commuting and insurance. Toronto’s 2026 property tax rate (0.767311%) is lower than most surrounding towns, but Toronto buyers pay a second land transfer tax.
- Check the commute honestly: a lower price can be offset by a longer or costlier commute. Look for GO, subway and LRT stations.
- Look at momentum: areas with new transit (like Line 5 Eglinton) or new amenities can see stronger demand over time.
- Inspect carefully: older, lower-priced homes can need updates, so budget for a proper home inspection.
- Use first-time buyer help: land transfer tax refunds, the FHSA and the RRSP Home Buyers’ Plan can make a real difference.
