Why people choose Uxbridge

Trail Capital of Canada. Uxbridge has an extensive trail network across the Oak Ridges Moraine for hiking, biking and riding.

Small-town community. A historic downtown, local festivals and a strong community spirit.

Country living. Horse farms, estates and hamlets like Goodwood, Leaskdale and Zephyr.

Healthcare close by. Uxbridge Hospital, part of Oak Valley Health, serves the community.

Uxbridge appeals to people who want to slow down without being too far from family in the city. I always talk through the commute honestly, because there’s no GO train and most days mean driving.

Benchmark prices describe a “typical” home and can differ from any individual sale, and country properties vary widely. Uxbridge’s composite benchmark was down 6.57% year over year in August 2026. Because only a small number of homes sell each month, ask me for recent comparable sales before making an offer.

What it costs to buy in Uxbridge

Land transfer tax

Uxbridge is outside the City of Toronto, so buyers pay only Ontario’s land transfer tax, not the extra Toronto municipal tax. Here’s what that looks like at typical prices:

Example purchaseOntario LTTFirst-time buyer pays
Detached home at $1,100,000$18,475$14,475
Townhouse at $585,000$8,175$4,175
Calculated using 2026 Ontario land transfer tax rates. Example prices are in line with local benchmark prices. Your lawyer will confirm the exact amount.

First-time buyers can get a refund of up to $4,000 on the Ontario land transfer tax. You (and your spouse) must never have owned a home anywhere in the world. Land transfer tax is paid on closing, on top of your down payment, so budget for it along with legal fees, title insurance and moving costs.

Property taxes

Uxbridge’s residential property tax rate is 1.297% (2026 rate, Township of Uxbridge), or about $1,297 a year for every $100,000 of assessed value. In Ontario, property tax is based on your home’s MPAC assessed value, which is still based on January 1, 2016 values and is usually well below today’s market price. You can find a home’s assessment on its latest tax bill or through MPAC.

MPAC assessed valueApproximate yearly property tax
$400,000$5,188
$600,000$7,782
$800,000$10,376
$1,000,000$12,970
Based on the Uxbridge residential rate; excludes any separate water, garbage or local charges.

Getting around

Schools and family life

Uxbridge is served by the Durham District School Board and Durham Catholic District School Board, with French-language options through Viamonde and MonAvenir. Rural students often travel by school bus; check each board’s school locator for a specific address.

Uxbridge Hospital, part of Oak Valley Health, serves the community.

Child care

Licensed child care in Ontario is far more affordable than it was a few years ago. At centres enrolled in the Canada-wide Early Learning and Child Care program, fees for children under 6 are capped at $22 a day in 2026, and families with lower incomes can apply for a fee subsidy that reduces the cost further. (The long-promised $10-a-day average has not yet been reached in Ontario.)

Durham Region says there is no waitlist for child care fee subsidy, but waitlists for licensed child care spaces are growing, so it pays to start your search early.

My tip: get on waitlists as early as possible, ideally several months before you move or before parental leave ends, and ask each centre whether it’s enrolled in the reduced-fee program.
