Thornhill is a well-established community just north of Toronto, straddling Yonge Street: the west side is part of the City of Vaughan and the east side is part of the City of Markham. It’s known for its historic village, mature tree-lined streets, family neighbourhoods like Thornhill Woods, strong schools and one of the GTA’s largest Jewish and Russian-speaking communities.

Across the whole GTA in August 2026, homes sold for about 97% of their final list price on average and spent an average of 35 days on the market. What it costs to buy in Thornhill
Land transfer tax
Thornhill is outside the City of Toronto, so buyers pay only Ontario’s land transfer tax, not the extra Toronto municipal tax. Here’s what that looks like at typical prices:

First-time buyers can get a refund of up to $4,000 on the Ontario land transfer tax. You (and your spouse) must never have owned a home anywhere in the world. Land transfer tax is paid on closing, on top of your down payment.
Property taxes
Vaughan’s residential property tax rate is 0.749% (2026 final rate, City of Vaughan), or about $749 a year for every $100,000 of assessed value. In Ontario, property tax is based on your home’s MPAC assessed value, which is still based on January 1, 2016 values and is usually well below today’s market price. On the Markham side of Thornhill, the 2026 rate is 0.723%, or about $723 per $100,000 of assessed value.

Getting around
- YRT and Viva: rapid buses along Yonge Street, Bathurst Street and Highway 7.
- Subway: Line 1 at Finch station is just south of Steeles; the Yonge North Subway Extension is under construction.
- GO Transit: Langstaff GO on the Richmond Hill line.
- Driving: Highways 407, 404 and 400 are close by.
Schools and family life
Thornhill is served by the York Region District School Board and York Catholic District School Board, with French-language options through Viamonde and MonAvenir, plus several private and faith-based schools. Always confirm school boundaries for a specific address, especially since Thornhill spans two cities.
Mackenzie Health’s Cortellucci Vaughan Hospital and Richmond Hill Hospital, and North York General just south, serve the area.
Child care
At licensed centres enrolled in the Canada-wide Early Learning and Child Care program, fees for children under 6 are capped at $22 a day in 2026, and families with lower incomes can apply for a fee subsidy. (The $10-a-day average has not yet been reached in Ontario.)
York Region’s Early Years Program Finder lets you search licensed centres, including those in the reduced-fee program and those offering subsidized spaces, plus EarlyON drop-in centres.
My tip: get on waitlists as early as possible, ideally several months before you move or before parental leave ends.

Before you buy in Thornhill: local checklist
Here’s what I check with buyers in Thornhill:
- Which city? Confirm whether the home is in Vaughan or Markham, since taxes, services and school boards’ boundaries differ.
- Heritage district: Thornhill Village is a Heritage Conservation District on both sides of Yonge, where exterior changes need approval.
- Ravine lots: homes near the Don River may be regulated by the TRCA.
- Subway construction: check how Yonge North Subway Extension work may affect nearby streets.
- Condos: always review the status certificate, reserve fund study and any upcoming special assessments before you firm up an offer.
- Non-Canadian buyers: check the federal foreign-buyer rules and Ontario’s 25% Non-Resident Speculation Tax before making an offer.
