Ajax is a family-friendly waterfront town in Durham Region, just east of Pickering and about 35 minutes from downtown Toronto by GO train. It offers more space for the money than Toronto, a beautiful Lake Ontario waterfront, newer subdivisions and easy access to Highways 401, 412 and 407.

Benchmark prices describe a “typical” home and can differ from any individual sale. A typical detached home in Ajax was benchmarked about $488,000 below the City of Toronto figure in September 2026. Ajax’s composite benchmark was down 4.14% year over year, giving buyers more room to negotiate. Ask me for recent sold prices on any street.

Across the whole GTA in September 2026, homes sold for about 98% of their final list price on average and spent an average of 34 days on the market. GTA sales were down 9.0% from a year earlier and the average price was down 5.1%, so buyers have more choice and negotiating room than in recent years. What it costs to buy in Ajax
Land transfer tax
Ajax is outside the City of Toronto, so buyers pay only Ontario’s land transfer tax, not the extra Toronto municipal tax. Here’s what that looks like at typical prices:

First-time buyers can get a refund of up to $4,000 on the Ontario land transfer tax. You (and your spouse) must never have owned a home anywhere in the world. Land transfer tax is paid on closing, on top of your down payment, so budget for it along with legal fees, title insurance and moving costs.
Property taxes
Ajax’s residential property tax rate is 1.336% (2025 final rate (2026 rate not yet published)), or about $1,336 a year for every $100,000 of assessed value. In Ontario, property tax is based on your home’s MPAC assessed value, which is still based on January 1, 2016 values and is usually well below today’s market price. You can find a home’s assessment on its latest tax bill or through MPAC.

Getting around
- GO Transit: Ajax GO station on the Lakeshore East line, with frequent trains to Union Station.
- Durham Region Transit: Local buses and PULSE rapid bus service along Highway 2.
- Driving: Highway 401 runs through Ajax, with Highway 412 and the 407 just east and north.
Schools and family life
Ajax is served by the Durham District School Board and Durham Catholic District School Board, with French-language schools through Viamonde and MonAvenir. Check each board’s school locator for a specific address.
Lakeridge Health Ajax Pickering Hospital serves the community, and there are many recreation centres, sports fields and libraries.
Child care
Licensed child care in Ontario is far more affordable than it was a few years ago. At centres enrolled in the Canada-wide Early Learning and Child Care program, fees for children under 6 are capped at $22 a day in 2026, and families with lower incomes can apply for a fee subsidy that reduces the cost further. (The long-promised $10-a-day average has not yet been reached in Ontario.)
Durham Region says there is no waitlist for child care fee subsidy, but waitlists for licensed child care spaces are growing, so it pays to start your search early.
My tip: get on waitlists as early as possible, ideally several months before you move or before parental leave ends, and ask each centre whether it’s enrolled in the reduced-fee program.

Before you buy in Ajax: local checklist
Every area has its own rules and quirks. Here’s what I check with buyers in Ajax:
- Conservation areas: properties near Duffins Creek, Carruthers Creek or the lakeshore may be regulated by the TRCA.
- Accessory apartments: confirm any basement unit meets Town of Ajax requirements before counting on rental income.
- Newer subdivisions: review Tarion warranty coverage on recently built homes.
- Condos: always review the status certificate, reserve fund study and any upcoming special assessments before you firm up an offer.
- Non-Canadian buyers: check the current federal foreign-buyer rules and Ontario’s Non-Resident Speculation Tax before making an offer.

In September 2026, TRREB’s benchmark price for a typical detached home in Ajax was $929,400. Semi-detached homes were around $762,900, townhouses around $617,000 and condo apartments around $433,900.
How long is the commute from Ajax to Toronto?
The Lakeshore East GO train from Ajax reaches Union Station in about 35 minutes. Driving times vary widely with Highway 401 traffic.
Is Ajax a safe place to live?
Ajax is generally considered a safe, family-oriented community. As with anywhere, it’s worth reviewing local information for any specific street you’re considering.
Do you pay Toronto land transfer tax in Ajax?
No. Ajax is in Durham Region, so buyers pay only the Ontario land transfer tax, not the additional Toronto municipal tax.
