Georgina is a string of lakeside communities. Here’s how they differ:
Keswick
Georgina’s largest community, closest to Highway 404, with established neighbourhoods, newer subdivisions and most of the town’s shopping.
Sutton and Jackson’s Point
Historic villages to the east with a small-town main street, lakeside parks and beaches, and a mix of older homes and cottages.
Pefferlaw and eastern Georgina
A quieter, rural area near the Durham border, with country properties, waterfront along the lake and the Pefferlaw River.
Lakefront and cottage areas
Waterfront and near-water homes along Lake Simcoe, from converted cottages to modern year-round houses.

Georgina is mostly detached homes, from bungalows and cottages to newer two-storey houses, with some semis and townhouses in Keswick.

Across the whole GTA in August 2026, homes sold for about 97% of their final list price on average and spent an average of 35 days on the market. GTA sales were down 2.1% from a year earlier and the average price was down 2.7%, so buyers have more choice and negotiating room than in recent years. What it costs to buy in Georgina
Land transfer tax
Georgina is outside the City of Toronto, so buyers pay only Ontario’s land transfer tax, not the extra Toronto municipal tax. Here’s what that looks like at typical prices:

First-time buyers can get a refund of up to $4,000 on the Ontario land transfer tax. You (and your spouse) must never have owned a home anywhere in the world. Property taxes
Property tax in Georgina is your home’s MPAC assessed value multiplied by the Town’s combined residential rate (Town, York Region and education). Check the Town of Georgina’s website for the current year’s rate, and ask the seller for the latest tax bill. MPAC values are still based on January 1, 2016 and are usually well below today’s market price.
Getting around
- Driving: Highway 404 ends at Ravenshoe Road just south of Keswick; Highway 48 serves the east end. Downtown Toronto is often an hour or more by car.
- GO Transit: there’s no GO station in Georgina; commuters usually drive to East Gwillimbury or Newmarket GO on the Barrie line.
- Local transit: limited York Region Transit service; most households need a car.
Schools and family life
Georgina is served by the York Region District School Board and York Catholic District School Board, with French-language options through Viamonde and MonAvenir. Always check each board’s school locator for a specific address.
The nearest major hospital is Southlake Health in Newmarket.
Child care
At licensed centres enrolled in the Canada-wide Early Learning and Child Care program, fees for children under 6 are capped at $22 a day in 2026, and families with lower incomes can apply for a fee subsidy. York Region’s Early Years Program Finder lists licensed centres, including those in the reduced-fee program, plus EarlyON drop-in centres. My tip: get on waitlists early and ask each centre whether it’s in the reduced-fee program.

Before you buy in Georgina: local checklist
Every area has its own rules and quirks. Here’s what I check with buyers in Georgina:
- Lake Simcoe shoreline: waterfront and near-water properties may be regulated by the Lake Simcoe Region Conservation Authority and the Lake Simcoe Protection Plan, including flood and setback rules.
- Wells and septic: many lake and rural homes use private wells and septic systems; test the water and inspect the septic as offer conditions.
- Cottage conversions: confirm that seasonal cottages meet the standards for year-round use, and check insulation, heating and road access in winter.
- Insurance: get quotes early for waterfront homes and older properties.
- Condos: always review the status certificate, reserve fund study and any upcoming special assessments before you firm up an offer.
- Non-Canadian buyers: check the current federal foreign-buyer rules and Ontario’s Non-Resident Speculation Tax before making an offer.
