What it costs to buy in Innisfil
Land transfer tax
Innisfil is outside the City of Toronto, so buyers pay only Ontario’s land transfer tax, not the extra Toronto municipal tax. Here’s what that looks like at typical prices:
| Example purchase | Ontario LTT | First-time buyer pays |
|---|---|---|
| Detached home at $680,000 | $10,075 | $6,075 |
| Condo apartment at $485,000 | $6,175 | $2,175 |
First-time buyers can get a refund of up to $4,000 on the Ontario land transfer tax. You (and your spouse) must never have owned a home anywhere in the world. Land transfer tax is paid on closing, on top of your down payment, so budget for it along with legal fees, title insurance and moving costs. Try the land transfer tax calculator.
Property taxes
Property tax in Innisfil is your home’s MPAC assessed value multiplied by the combined residential rate (Town, County of Simcoe and education). Check the Town of Innisfil’s website for the current year’s rate, and ask the seller for the latest tax bill. MPAC values are still based on January 1, 2016 and are usually well below today’s market price.
Getting around
- Driving: Highway 400 runs along the west side of town; downtown Toronto is often 60 to 90 minutes by car, depending on traffic.
- GO Transit: there’s no GO station in Innisfil yet; commuters use Barrie South or Bradford GO on the Barrie line.
- Local transit: Innisfil Transit offers on-demand rides within town, including to the GO station in Barrie.
Schools and family life
Innisfil is served by the Simcoe County District School Board and Simcoe Muskoka Catholic District School Board, with French-language options through Viamonde and MonAvenir. Always check each board’s school locator for a specific address.
The nearest major hospital is Royal Victoria Regional Health Centre in Barrie.
Child care
At licensed centres enrolled in the Canada-wide Early Learning and Child Care program, fees for children under 6 are capped at $22 a day in 2026, and families with lower incomes can apply for a fee subsidy. The County of Simcoe’s children’s services team lists licensed child care and EarlyON centres across the county, including those in the reduced-fee program. My tip: get on waitlists early and ask each centre whether it’s in the reduced-fee program.

Before you buy in Innisfil: local checklist
Every area has its own rules and quirks. Here’s what I check with buyers in Innisfil:
- Lake Simcoe shoreline: waterfront and near-water properties may be regulated by the Lake Simcoe Region Conservation Authority and the Lake Simcoe Protection Plan.
- Wells and septic: some lakeside and rural homes use private wells and septic systems; test the water and inspect the septic.
- Resort and lifestyle communities: review any monthly fees, rules and resale restrictions, for example at Friday Harbour or adult-lifestyle communities.
- Cottage conversions: confirm that seasonal cottages are properly winterized for year-round living.
- Condos: always review the status certificate, reserve fund study and any upcoming special assessments before you firm up an offer.
- Non-Canadian buyers: check the current federal foreign-buyer rules and Ontario’s Non-Resident Speculation Tax before making an offer.
