What it costs to buy in Bradford
Land transfer tax
Bradford is outside the City of Toronto, so buyers pay only Ontario’s land transfer tax, not the extra Toronto municipal tax. Here’s what that looks like at typical prices:
| Example purchase | Ontario LTT | First-time buyer pays |
|---|---|---|
| Detached home at $1,010,000 | $16,675 | $12,675 |
| Townhouse at $560,000 | $7,675 | $3,675 |
First-time buyers can get a refund of up to $4,000 on the Ontario land transfer tax. You (and your spouse) must never have owned a home anywhere in the world. Land transfer tax is paid on closing, on top of your down payment, so budget for it along with legal fees, title insurance and moving costs. Try the land transfer tax calculator.
Property taxes
Property tax in Bradford is your home’s MPAC assessed value multiplied by the combined residential rate (Town, County of Simcoe and education). Check the Town of Bradford West Gwillimbury’s property tax page for the current year’s rate, and ask the seller for the latest tax bill. MPAC values are still based on January 1, 2016 and are usually well below today’s market price.
Getting around
- GO Transit: Bradford GO station is on the Barrie line, with trains to Union Station. Check GO’s schedule for current train times.
- Driving: Highway 400 runs along the west side of town. The province is building the Bradford Bypass to link Highways 400 and 404. Downtown Toronto is often an hour or more by car at rush hour.
- Local transit: BWG Transit provides local bus service within town.
Schools and family life
Bradford West Gwillimbury is served by the Simcoe County District School Board and Simcoe Muskoka Catholic District School Board, with French-language options through Viamonde and MonAvenir. Always check each board’s school locator for a specific address.
The nearest major hospital is Southlake Health in Newmarket, about 20 minutes away.
Child care
At licensed centres enrolled in the Canada-wide Early Learning and Child Care program, fees for children under 6 are capped at $22 a day in 2026, and families with lower incomes can apply for a fee subsidy. The County of Simcoe’s children’s services team lists licensed child care and EarlyON centres across the county, including those in the reduced-fee program. My tip: get on waitlists early and ask each centre whether it’s in the reduced-fee program.

- Recreation: the BWG Leisure Centre, arenas, sports fields and trails

Before you buy in Bradford: local checklist
Every area has its own rules and quirks. Here’s what I check with buyers in Bradford:
- Holland Marsh: properties near the marsh or its canals may be affected by drainage rules and flood-plain regulations from the Lake Simcoe Region or Nottawasaga Valley conservation authorities.
- New builds: review the Tarion warranty, closing adjustments and any development charges not capped in your agreement.
- Wells and septic: arrange water testing and a septic inspection for rural properties.
- Future infrastructure: check whether a property is near the planned Bradford Bypass route.
- Condos: always review the status certificate, reserve fund study and any upcoming special assessments before you firm up an offer.
- Non-Canadian buyers: check the current federal foreign-buyer rules and Ontario’s Non-Resident Speculation Tax before making an offer.
