Stouffville (officially the Town of Whitchurch-Stouffville) is a fast-growing York Region town just north of Markham, known for its small-town Main Street, newer family subdivisions, and easy access to the Oak Ridges Moraine countryside. It’s popular with families moving up from Markham, Scarborough and North York who want more space, while keeping a GO train line to downtown Toronto. TRREB groups Whitchurch-Stouffville into three community areas. Here’s how they differ:
Stouffville (the town)
Most homes and most sales are here. Downtown and Main Street have older detached homes on mature lots, close to shops, restaurants, the library and the Latcham Art Centre. Around them are newer subdivisions on the west, north and east sides of town, with detached homes, semis and freehold townhouses, parks and newer schools. Homes near Stouffville GO and Old Elm GO are popular with commuters.
Ballantrae and Musselman Lake
North of town, Ballantrae includes a well-known golf community popular with downsizers and retirees, while the Musselman Lake area has lakeside cottages, year-round homes and larger lots. Expect a quieter, more rural lifestyle and more reliance on a car.
Rural Whitchurch-Stouffville
Countryside properties, hobby farms and estate homes across the Oak Ridges Moraine, including hamlets such as Vandorf and Gormley. These homes often have private wells and septic systems, and planning rules on the Moraine are stricter (see the checklist below).

Stouffville is mostly freehold: detached homes, semis and townhouses, with a smaller number of condo apartments and condo townhouses in newer buildings.

Across the whole GTA in August 2026, homes sold for about 97% of their final list price on average and spent an average of 35 days on the market. GTA sales were down 2.1% from a year earlier and the average price was down 2.7%, so buyers have more choice and negotiating room than in recent years. What it costs to buy in Stouffville
Land transfer tax
Stouffville is outside the City of Toronto, so buyers pay only Ontario’s land transfer tax, not the extra Toronto municipal tax. Here’s what that looks like at typical prices:

First-time buyers can get a refund of up to $4,000 on the Ontario land transfer tax. You (and your spouse) must never have owned a home anywhere in the world. Property taxes
Stouffville’s 2026 residential property tax rate is 0.855234% (Town of Whitchurch-Stouffville, including the York Region and education portions), or about $855 a year for every $100,000 of assessed value. Properties in the downtown Main Street area also pay a separate local improvement charge. In Ontario, property tax is based on your home’s MPAC assessed value, which is still based on January 1, 2016 values and is usually well below today’s market price.

Getting around
- GO Transit: the Stouffville GO line runs from Old Elm and Stouffville stations through Markham and Scarborough to Union Station. Check GO’s schedule for current train times and frequency.
- Driving: Highway 404 is to the west and Highway 407 to the south; Highway 48 (Markham Road) runs north–south through town. Downtown Toronto is typically 45 to 60 minutes by car, longer at rush hour.
- Local transit: York Region Transit buses connect Stouffville with Markham.
Schools and family life
Stouffville is served by the York Region District School Board and York Catholic District School Board, with French-language options through Viamonde and MonAvenir. Stouffville District Secondary School is the town’s public high school. School boundaries change as new neighbourhoods open, so always check each board’s school locator for a specific address.
The nearest major hospital is Markham Stouffville Hospital (Oak Valley Health) in Markham.
Child care
At licensed centres enrolled in the Canada-wide Early Learning and Child Care program, fees for children under 6 are capped at $22 a day in 2026, and families with lower incomes can apply for a fee subsidy. York Region’s Early Years Program Finder lists licensed centres, including those in the reduced-fee program, plus EarlyON drop-in centres. My tip: get on waitlists early and ask each centre whether it’s in the reduced-fee program.
Parks, shopping and things to do
- Main Street: independent shops, cafés and restaurants, the Stouffville Library and the Latcham Art Centre
- Outdoors: Whitchurch Conservation Area, the Stouffville Reservoir and Memorial Park, Musselman Lake, and trails across the Oak Ridges Moraine
- Recreation: the Whitchurch-Stouffville Leisure Centre, golf courses including Ballantrae, and local sports leagues
- Events: the annual Stouffville Strawberry Festival and seasonal farmers’ markets and community events

Before you buy in Stouffville: local checklist
Every area has its own rules and quirks. Here’s what I check with buyers in Stouffville:
- Oak Ridges Moraine: rural properties may fall under the Oak Ridges Moraine Conservation Plan, which limits new building and land use.
- Conservation authorities: properties near creeks and wetlands may be regulated by the Toronto and Region or Lake Simcoe Region conservation authorities.
- Wells and septic: for rural and lake homes, arrange water testing and a septic inspection as conditions of your offer.
- Downtown charge: homes in the downtown Main Street area pay a separate local improvement charge on the tax bill.
- Condos: always review the status certificate, reserve fund study and any upcoming special assessments before you firm up an offer.
