What families should weigh up
- Schools: school boundaries vary street by street. Always check the board’s school locator for the exact address, and ask about French Immersion availability.
- Child care: join waitlists early and ask whether each centre is in the reduced-fee program.
- Commute: test the drive or train ride at rush hour before you buy.
- Growth plans: new subdivisions can mean construction for years, but also new schools, parks and shops.
- Total costs: compare property taxes, land transfer tax (Toronto charges a second one) and commuting costs, not only the purchase price.

What is the best area in the GTA for families on a budget?
It depends on where you work, but Oshawa, Clarington (Courtice and Bowmanville), Innisfil and parts of Scarborough offer detached homes with benchmarks under about $900,000 (August 2026), with parks, schools and highway or transit access.
Which Toronto neighbourhoods are best for families?

How much does a family home cost in the GTA?
In August 2026, the MLS® HPI detached benchmark was $1,209,600 across the TRREB area and $1,437,900 in the City of Toronto, but it ranged from about $650,000 to over $3 million depending on the area.
How do I check school boundaries?
Use the Toronto District School Board, Toronto Catholic District School Board or your regional board’s school locator with the exact address, as boundaries can differ between streets.
