Scarborough’s skyline may soon look very different. A major new transit-oriented community has been proposed for the area surrounding the at 4105 Kingston Road, bringing six residential towers ranging from 30 to 60 storeys and more than 2,500 new housing units to the site.
The proposal would transform the station’s large surface parking lots into a mixed-use urban community featuring residential towers, retail space, offices, a public park, community amenities, and a new underground commuter parking garage. The development is part of the province’s broader push to intensify housing around major transit infrastructure and reduce dependence on cars.
For decades, Guildwood GO has largely functioned as a commuter stop rather than a destination. That could soon change as Scarborough becomes one of the fastest-growing development areas in the Greater Toronto Area.
The Guildwood proposal is only one piece of a much larger wave of redevelopment sweeping across Scarborough. Along Eglinton Avenue East, the Golden Mile area is undergoing one of the largest urban transformations in Toronto’s history. More than 35,000 residential units have already been proposed across approximately 75 mid and high-rise buildings between Victoria Park and Birchmount avenues.
One of the largest projects is the redevelopment of the former Golden Mile Shopping Centre at 1880 Eglinton Avenue East. Led by and Choice Properties, the master-planned community is expected to include roughly 3,700 residential units, retail space, offices, parks, and multiple towers reaching up to 48 storeys.
Additional major Scarborough condo projects are also in various stages of planning and construction, including:
• Eglinton Square redevelopment at 1 Eglinton Square, where the aging shopping mall is expected to be transformed into a high-density mixed-use community.
• Several planned towers along the Golden Mile corridor, including developments at 1910 Eglinton Avenue East, 1966 Eglinton Avenue East, and 1900 Eglinton Avenue East.
• Large master-planned communities around Scarborough Centre and Kennedy Road, including projects near the future Scarborough subway extension and the completed corridor.
• New high-density projects along Kingston Road in Scarborough Southwest, where developers are targeting areas close to GO Transit stations and the Scarborough Bluffs.
Transit expansion is helping drive much of this growth. Scarborough is now seeing major investment tied to the Scarborough subway extension, GO Transit upgrades, the Eglinton Crosstown LRT, and the proposed.
Despite the ambitious scale of these proposals, questions remain about timing and market conditions. Toronto’s condo market slowdown has already delayed or paused several transit-oriented developments across the city. Affordability also remains a key concern, as many projects have yet to confirm how many affordable or purpose-built rental units will be included.
Still, the long-term direction is becoming increasingly clear: Scarborough is evolving from a suburban district dominated by parking lots and plazas into one of Toronto’s next major high-rise urban centres.
